RealtiWeb Ontario HST updates
RealtiWeb has been updated to incorporate HST for all types of transactions (purchase, sale or mortgage) and HST Rebates for new home purchases. Letters, documents and forms have also been updated to reflect the HST including the OREA forms.
Applicability of HST
For new home purchases, RealtiWeb automatically determines applicability of HST based on the Contract Date and Final Closing Date or Interim Occupancy Date.
For all transaction types with a closing date on or after July 1, 2010, HST will be applied to Municipal Search Fees, Brokers’ Commissions, Legal Fees, etc.
Tarion Fees
If the enrolment date is prior to July 1, 2010, GST + PST will apply. If the enrolment is on or after July 1, then the HST applies.
New Home Rebate for Federal and Provincial Components of the HST
For purchasers who meet conditions for claiming a new housing rebate, the new HST regime allows for rebates to both the federal and provincial components of the HST. The purchaser would be entitled to claim an Ontario new housing rebate of 75% of the provincial part of the HST, subject to a maximum amount of $24,000. The rebate of the federal part of the HST follows similar rules to the previous GST new housing rebate with the threshold for any federal rebate being a purchase price less than $450,000.
RealtiWeb automatically calculates rebate amounts for new home purchases. For a more detailed explanation of the calculations used, please contact our technical support team.
Retail Sales Tax (RST) Transitional New Housing Rebates for freehold and common element condominiums
To compensate for the amount of RST embedded in New Home construction that straddles July 1, 2010, there exists a transitional RST rebate. While RealtiWeb will allow you to calculate this rebate, there exists no programming to determine eligibility for the transitional rebate. It will be up to RealtiWeb users to determine whether to include this rebate in the transaction.
HST applicability on LawyerDoneDeal transaction fees, custom programming and letterhead work
For all transactions with a closing date on or after July 1, taxes will show on Account screens and documents as 13% HST, replacing the previous 5% GST and 8% PST. The Account Statement that you print for your own accounts will show HST for all deals with a closing date on or after July 1, 2010.
All custom programming or letterhead work completed on or after July 1, 2010 will be subject to HST.
HST on Legal Fees
For all transactions with a closing date on or after July 1, HST will be calculated on legal fees and other items on the Statement of Account.
TitlePLUS Usage Fees on Account Screens and Account Documents
For all transactions with a closing date on or after July 1, HST will apply to TitlePLUS usage fees.

An important note on your Statement of Adjustments
We have provided the ability to add a variable (GST/HST) field to your Statement of Adjustments in the Adjustments tabs of your Edit Project screens. This variable field automatically inserts either the word GST or HST into your document based on the transaction's contract date, closing date or occupancy date.

RealtiWeb - Simplified Pricing coming to Alberta and Ontario
RealtiWeb announces a new $15 flat-rate transaction fee* scheduled to take effect in Alberta and Ontario on July 15, 2010. This new simplified pricing means each type of RealtiWeb transaction (purchase, sale or mortgage) will be billed at the $15 fee. RealtiWeb users in Manitoba and Nova Scotia already enjoy simplified pricing.
This change impacts any transaction created in the system on July 15 or later. Transactions with a closing date after July 15 - but entered into the system prior to that date - will be billable at previous rates.
Transactions are billable during the first week of the month following the first closing date entered on a file. The fee will be charged according to your chosen method of payment indicated on your Registration Form. There is an Accounting function on RealtiWeb that will let you see monthly transactions for any given month.

Missing Postal Codes are now just a click away...
Tired of looking up Postal Codes? Now, RealtiWeb will find it for you. To use this new feature, on the Property and Legal Description tab of the Basic button, type the address (this feature only works on the property address field), and then click the Find button located at the end of the Postal Code field. In the pop-up window, confirm the address, and then click the Get button.
Note: The pop-up window supplies information from the Canada Post Postal Code Finder. You may be given more than one option, so to select the correct Postal Code, click it.

The Ontario-wide Standard Closing Documents are now part of RealtiWeb - Ontario
The Working Group on Lawyers and Real Estate has provided standard closing documents for real estate transactions in Ontario and encourage their use by all Ontario lawyers.

The New LDD Web Services Subscription Agreement
The LDD Real Estate Subscription Agreement has been updated for 2009 to the LDD Web Services Subscription Agreement which includes provisions for all of the following integrated products: RealtiWeb®, WillPowerWeb®, CorporateTracker®, LDD WebDocumentRetrieval®, LDD WebDocumentServicesTM, and RealtiBuilderSalesTM.
The first time the first user on your account logs into any of these LDD systems next Monday morning, January 12, (or with LDD WebDocumentRetrieval the first time the mortgage document is prepared, funds are requested, or the mortgage reported) the revised Web Services Agreement will be displayed. They simply need to scroll down to the bottom of the screen and click "I agree" to continue with the use of the system. Note that the license will not be displayed again after it is initially agreed to, on any other LDD product or when any other user on your account logs in.
Note also that you will remain registered for all of your existing LDD applications. If you would like to be registered for any additional LDD programs, please call 416 367-0600 or 800 363-2253 and dial 0 to speak to a LawyerDoneDeal support team representative. Let them know which additional products your firm would like to use and your account will be activated for those products immediately. Remote training can then be arranged.

Change is good. After talking with our customers, staff and consulting with experts, we’re changing product names and our website. Please note these changes:
Viewnet is now called CorporateTracker®. The name is now consistent with what this product actually does for our corporate clients. You will notice the user interface has similarly changed.
RealtiPLUSWeb and RealtiOnlineWeb are now RealtiWeb. This popular product is being rolled out across Canada. Hence, to have a name with universal application, the new names are:

Through a joint initiative between the Working Group on Lawyers and Real Estate and the Ontario Real Estate Association, LDD is pleased to introduce this new capability by facilitating the availability of OREA Standard Forms for Purchase, Sale and Lease, in English and French versions.
By registering with LDD and paying the OREA annual license fee of $40.00 plus tax, real estate lawyers engaged in private practice can now complete the Standard Forms on-line by filling in required information. Once you have paid the fee you can access the Standard Forms as often as you like for the remainder of the calendar year in which you paid the license fee
